London Bay’s Port Royal custom home features interiors by Romanza Interior Design
NAPLES, Fla. (January 27, 2018) –London Bay Homes is nearing completion of its second of two custom single-family estate homes on Cutlass Cove in Port Royal, elevating luxury residential offerings in Naples’ most coveted neighborhood.
The model at 4375 Gordon Drive is part of the Naples Collection of estate homes from Port Royal to Park Shore offered by London Bay, a homebuilder and developer in the Southwest Florida luxury home market for nearly three decades. Demonstrating the builder’s brand promise of Private Label Living and a commitment to lifestyle, the five-bedroom estate features a custom pool, spa and expansive outdoor living areas created by London Bay’s Acquatico pool and outdoor design company.
“This model was designed specifically for its home site and gorgeous water views,” said Mark Wilson, president and CEO of the luxury homebuilder. “There are floor-to-ceiling windows or bay windows in almost every room, and generous outdoor living spaces overlooking the water and the pool. A private dock can accommodate a boat up to 37 feet, and it literally takes just minutes to get to the open water of the Gulf of Mexico by boat.”
Designed by Stofft Cooney Architects of Naples, the estate reflects a modern interpretation of West Indies architecture with its clean-lined symmetry and louvered doors on its one- and two-car garages. It features an open concept floor plan with 6,394 square feet of interior living space.
The décor, by Romanza Interior Design, includes ash wood flooring in main living areas, custom natural rift white oak built-in cabinetry in the foyer and dining room, and a variety of wood furniture finishes mixed with nickel, chrome and mirrored surfaces, accented by soft neutral backdrops of gray, white and taupe with hints of coral, blush and blue-grays.
“It’s an elegant contemporary look with luxury finishes throughout and a few happy surprises,” said Romanza’s Michael Scott, referencing designer-selected vibrant coral cabinetry in the pool bath, a custom 9-foot wall of glass panels between the floating wood-and-glass staircase and formal dining room. There’s also wallcoverings spanning the range of colored textural grasscloth in bedrooms, tropical fish in the pool bath and nailhead accents in the study. “These are definitely memory points. People come to Florida and they want something different. Vibrant color and a sense of place is part of the lifestyle.”
The home’s location near downtown Fifth Avenue South and Third Street South also provides a wealth of options for dining or window shopping, live entertainment and theatrical productions.
Homebuyers can also take advantage of membership eligibility at the exclusive Port Royal Club and the nearby Cutlass Cove Beach Club, a private beach park with a tiki hut.
Scott also noted the estate translates well to entertaining — inside and out.
“In addition to the formal dining room, the home combines great room, café and kitchen, which in turn flows to the outdoor dining room and kitchen,” he said. “The outdoor areas are raised above the pool, which heightens the drama. There are water features on each side of the staircase leading down to the pool and spa and a sunken patio with a fire pit. Every space has been created to compliment the sparkling water views while drawing people in to intimate retreats.”
Scott has selected a dining room table for eight, an outdoor sectional with built-in tables and flexible configurations, and a double chaise for the pool deck. Two lounge chairs provide gathering area around the fire pit.
The pool’s water is flush with the deck surface and is finished with monsoon mini-brick glass tile in shades of gray and a Tahoe blue Pebble Tec interior. The spa features a combination of the glass tile and black impala granite.
“Entertaining was factored into the design of the kitchen,” Wilson said. “Naples is known for its very philanthropic residents, who often host galas and private fundraisers for local charities. So, we specifically planned out the kitchen as a multifunctional space that can easily cater to small and large gatherings.”
The kitchen has two dishwashers; a six-burner range with griddle; convection, traditional and microwave ovens; two warming drawers; a built-in coffee system; separate refrigerator and freezer; and three additional refrigerators for wine and beverage storage.”
The kitchen also features high-gloss white cabinetry paired with taupe quartz counter tops and a linen gloss backsplash. It offers a walk-in pantry, butler’s bar and freestanding island.
Entertaining was also in mind with the design of four large guestrooms, which include a VIP suite and an apartment and space for sitting areas and desks. The VIP room functions as a second master suite, offering a bay window sitting area, a walk-in closet, separate shower and tub, and private access to a large covered terrace overlooking the pool.
The guest apartment offers a bedroom with bay windows cantilevered above the motor court and a separate morning kitchen with a sink, refrigerator and microwave. Another guest bedroom features a TV that rises up from the cabinetry. The second floor also has entry and rear terraces.
Homeowners and their guests will enjoy taking in views of the sunrise over the cove, Gordon Pass and the mangrove fringe of Keewaydin Island. The master suite, the VIP suite, a second-floor guest room and rear terrace all face east. And there’s no need to get out of bed to enjoy the show.
“We’ve incorporated motorized blinds into most rooms,” Scott said. “Both the master suite and VIP room have bay windows with sitting areas overlooking the scenery.”
The master bedroom features hues of soft taupe, blush and gray and nickel and crystal finishes. The suite offers two walk-in closets with custom cabinetry while its bathroom features dual vanities with pure white brushed quartz counter tops and horizontal shell oak cabinetry, cappuccino polished tile and mosaic accents in the shower, and a high-gloss MTI tub with freestanding polished chrome filler. Two water closets provide top-of-the-line Toto Neorest units with heated seats.
Scott’s design for each guest bathroom was influenced by luxury resorts, digital temperature-controlled showers included. “They have very distinct looks with slab-door vanities for a contemporary aesthetic, white pearl tile, vein-cut travertine and mosaic finishes, and quartz counter tops,” he said. “I also selected designer sinks to make each feel special. One is a vessel sink with a pale-green spray. It’s just beautiful.”
A shower in one guest bath has the look of spun gold with its straw-colored subway tile; another features a denim blue-inspired look.
The loft and lounge offer private areas for guests to gather on the second floor. “My goal was to create a multifunctional space that could accommodate a variety of scenarios,” said Scott. “There’s a wet bar with a sink, refrigerator and microwave; a desk and several lounging areas, whether gathering as a group or for a tête-à-tête. Some of the furniture is boldly shaped and paired with more organic curves or soft Oriental accents. Lighter fabrics are contrasted with the warm brown and chunky form of a console and rust-brown glaze of pearlescent ivory lamps. The ash floor and decorative metal grill repeat elements from the first floor.”
The estate also offers an elevator, pool and powder baths on the ground floor and a study, the latter featuring a natural zebra wood built-in with soft taupe-blush wallcovered backs, a vintage pine and rustic silver desk, ash floor and animal print upholstered lounge chairs accented with an antique bronze lamp and chandelier. Patterned draperies introduce tones of brown and blush.
The model, expected to be completed next month, is priced at $15.575 million, fully furnished.
