A private yoga garden with a deck, textural finishes, French oak flooring and driftwood ceilings will be showcased in the interior design throughout the Carmela, the first single-family luxury model home in London Bay Homes’ new Caminetto neighborhood in Mediterra.
London Bay, the builder and developer, selected Melissa Allen of Romanza Interior Design to create the décor for the three-bedroom model expected to open this month.
Offering 3,835 square feet of interior living space, special outdoor destinations, fountained lake and nature preserve views, the Carmela is one of two model homes under construction in the neighborhood. Caminetto offers only 15 homes in Naples’ premier golf and beach club community.
Caminetto was designed as a quiet and reflective neighborhood, connecting residents to its natural surroundings. The connection will be apparent in the yoga garden off the master bathroom and a secluded sitting area circling a fire pit. The Carmelo also offers a front courtyard with fountains.
“The yoga garden is an incredible feature of this home,” Allen said. “It will have a Zen water feature, a faux wood platform and accent boulders in the garden.”
The model’s overall design will blend transitional and contemporary styles and offer a unique twist to the traditional white-on-white of walls and millwork. The home will also showcase a color palette of gray and white paired with blush, gold and bronze.
"Shutters, beams, millwork and interior doors will be painted gray, contrasting the light walls,” Allen said. “The design is versatile and inviting showcasing clean lines with an au courant and in-vogue feel."
The Carmela offers a formal dining room, study, three full baths, a powder room, a butler’s bar and a large great room flowing into the kitchen and adjoining café. Sliding glass doors in the great room and café open to the outdoor living and dining area overlooking the sun deck and custom pool.
The floor plan also has an attached two-car garage and a freestanding single-car garage.
The model’s design will feature long-plank oak flooring, painted box beams in several rooms, and textures and patterns providing a dramatic impact.
“The fabrics play an integral part in the overall design,” Allen said. “When the accessories are introduced, the charm is presented into the ensemble with the gold highlights.”
A gallery with a tongue-and-groove ceiling separates the foyer and dining room from the open great room — both areas featuring the painted beams. The dining room’s table and chairs will introduce the whites and stone colors along with gold and champagne finishes used throughout the Carmela.
The kitchen also emphasizes the color scheme with its white- and gray-painted cabinetry, polished quartz counter top featuring gray veins against a white background and a mixed-size horizontal mosaic backsplash. Appliances include a dual-fuel stainless-steel Wolf range with six burners, a stainless-steel hood, a 42-inch Sub-Zero French-door refrigerator with bottom freezer drawer, and a microwave with a drop-down door. The kitchen also offers a freestanding island breakfast bar and adjoining walk-in pantry closet and butler’s bar with a wine refrigerator.
A tongue-and-groove ceiling accents the café, which will have a black rectangular table with brushed brass feet and six, two-toned ivory and silver chairs.
The master suite spans the entire length of the home, offering a bedroom with a French door to the sun deck, his-and-her walk-in closets and a luxury appointed bathroom with a door leading to the yoga garden. It also has a white hair-in-hide curved mirror as a backdrop to a wooly gray bench with an acrylic base.
The bedroom will feature winter white textural upholstery and furniture with gold accents, a sitting area with two chairs and an ottoman, and a gold and antique mirrored dresser.
A built-in linen cabinet will separate his-and-her vanities, painted gray with polished vanilla quartz counter tops. The bath also offers a frameless shower enclosure, a white and gray veined porcelain tile floor, and polished mosaic flooring in the shower. The freestanding oval Victoria + Albert tub has a floor-mounted filler. A nearby vestibule offers a French door to the yoga garden.
Allen purposely limited furniture and accessories in the study to a “few well-designed pieces to create a workspace that is open and airy,” she said. Its simple palette will focus on white paired with platinum and champagne metals, contemporary patterned draperies and a beamed ceiling.
The nearby powder bath will feature a polished white with gray veins quartz counter top and a random-set mini mosaic tile floor in shades of gray, black and bone.
The Carmela’s two guest rooms have private full baths. One bedroom will feature transitional design in shades of gray, cream and smoky furniture finishes. Its bathroom will have light gray walls, large format tile on the floor and shower in a gray and white pattern, and a gray-panted vanity.
The third bedroom will highlight whites and golds and feature white-hued geometric glass tile in the shower. It will be paired with a mocha vanity and a white quartz countertop.
The Carmela’s outdoor area will play up its contemporary side and offer dining and gathering areas under a driftwood-stained tongue-and-groove ceiling. The outdoor kitchen will offer a grill, sink and an under-counter refrigerator built into driftwood cabinetry with black Glassia granite tops finished with a chiseled edge.
The black granite reappears in the raised spa’s spillway above the infinity-edge pool and complements iridescent black-oil hued glass mosaic tile surface accents.
The fire pit is also clad in the Glassia granite and will be circled by four chairs with an antique black finish.
The Carmela also features coastal contemporary architecture enhanced by a shaker-tile roof, rough-sawn cedar fascia, quartz gray metal details and shutters, large format limestone cladding and rectangular sconces.
