Grandview models by Romanza Interior Design showcase luxury coastal living

Romanza Interior Design's stunning design of two model residences at Grandview at Bay Beach is inspired by sweeping views of the Gulf of Mexico and Estero Bay and the 11-story tower’s sophisticated maintenance-free coastal lifestyle.

The Residence 302 and 303 models on the third floor also showcase the spaciousness of Grandview’s luxury residences and reflect the Estero Island high-rise’s universal appeal to millennial buyers as well as seasonal residents and retirees.

Built by London Bay Development, Grandview is nearly 70% sold.

“The views are the wow factor in every Grandview residence,” said interior designer Maureen Hawley. “Great rooms are oriented to expanses of glass, and the models’ design complements the views. We selected low-profile furniture, colors and textures mimicking nature and the coast for a relaxed and modern feel.”

Known for designing Southwest Florida’s most exclusive homes, Romanza was purposeful in highlighting luxury at attainable pricing and providing convenience for buyers to replicate their favorite looks from each model. Hawley, a veteran designer, and Jennifer Stevens, the firm’s senior design director, collaborated with Romanza’s up-and-coming design associates to capture the tastes of millennial buyers.

“We were very intentional in appealing to our traditional clients as well as younger and value-minded buyers,” said Stevens. “We wanted to show beautiful interior design using furniture and upholstery lines.”

For the Residence 303 model, an updated coastal ambiance is reflected by a black-and-white palette complemented with accents of soft aquatic watercolors, textures and a selection of whimsical accessories and artwork that subtly reference Grandview’s waterfront setting.

Coastal influence is also conveyed in the seagrass-inspired wallcoverings accenting walls and the kitchen’s beamed ceiling, woven raffia introduced in the pendant lights above the kitchen island and in furnishings on the model’s two terraces.

Trending matte black finishes pop and are balanced with the warmth of sun-bleached wood furniture throughout the four-bedroom, three-and-a-half-bath model’s 2,767 square feet. The great room, under a stepped ceiling, flows to the adjoining kitchen and dining room and through a wall of sliding glass doors to a large wraparound terrace offering outdoor dining for six.

Serene hues, subtle patterns and textural surfaces create a romantic master bedroom, which overlooks the bay and offers dual walk-in closets. Light filtering through a Capiz shell chandelier creates a soft glow in the bathroom, which has a large walk-in shower and two vanities.

The model’s three guestrooms feature king-size beds and distinct designs. With a walk-in closet and private bath, the VIP bedroom is rendered in a lighter palette of tan and blues with pale green introduced in wall sculptures and lamps.

For the relaxed modern design of the three-bedroom, three-bath Residence 302 model, Hawley complements white and gold with blue backgrounds, darker wood tones like walnut finished to emphasize its natural visual texture, and organic shapes found in the twisting roots of the dining room console and the petal-like design of the chandelier above. Mottled patterns in wallcoverings and fabrics emulate the appearance of light on water. Acrylic, glass, sapphire, metallic and glossy finishes also play with light throughout the model’s 2,414 square feet.

Sleek furniture boasting curvilinear and angular forms – often asymmetrical and exaggerated like the cantilevered end of the dining room table – speaks to modern design.

“You see the table as soon as you walk in the foyer,” said Hawley. “It’s an elegant and fun statement piece.”

The dining room, kitchen and great room follow a free-flowing open floor plan, their individual spaces defined by ceiling details. The adjoining screened terrace is envisioned as an extension of the great room, a destination for cocktails, conversations and prime sunset viewing.

Deep emerald, sapphire and jewel tones are introduced in the art and bedding of the master bedroom’s fully upholstered white bed under a polished metal chandelier. Lamps on nightstands resemble stacked polished stones and provide the foreground for gold-framed mirrors. The bathroom, located at the end of a vestibule with walk-in closets on each side, is cloaked in textural wallpaper.

The model’s two guestrooms are spacious and feature walk-in closets. A modern wood bed in one boasts clean lines and is positioned below a large-scale panoramic photograph by a local artist. The second bedroom, which enjoys a private open-air terrace, pairs navy and white interjected by vivid sapphire in artwork.

Planned for completion this spring, Romanza’s model residences showcase the livability and possibilities of Grandview’s floor plans.

Located on the southern tip of Estero Island, Grandview offers 58 luxury residences with three and four bedrooms, up to three-and-a-half bathrooms and dens in 2,400 to over 2,900 square feet under air. Each residence has private elevator access and dedicated parking in the main garage. Six exclusive penthouses feature 11-foot ceilings and a private two-car garage. Smart-home-ready technology and energy-efficient programmable digital thermostats provide added innovation and convenience.

Grandview’s elevated resort-inspired coastal lifestyle is enhanced by The EL, its private on-property amenities hub focused on health and fitness, social opportunities and sunsets over Estero Bay.

The building offers a state-of-the-art fitness center with strength and cardio equipment, a yoga studio with a mirror wall, barre and cushioned flooring, and men’s and women’s changing rooms. Adjoining club and living room features a fireplace, a catering kitchen, bar and distinct gathering spaces flowing to expansive outdoor areas. Alfresco amenities include open-air and covered seating destinations, a raised spa, firepits and an outdoor kitchen with two built-in grills.

Located in Waterside at Bay Beach, Grandview residents also have access to the beach, pool and amenities of the larger community and the planned Bay Beach Commons complex with pickleball, tennis and bocce courts.
