London Bay Homes’ luxury Mandeville estate model now open at Spice Bay on Siesta Key



London Bay Homes has completed a luxury single-family custom estate model in the waterfront neighborhood of Spice Bay on Siesta Key.

Located on Sarasota Bay in a gated community of just 14 homesites, the Mandeville was designed to maximize water views from every room and offers a private dock on the Intracoastal Waterway.

The home was recently honored with the Best Overall Award by the Manatee-Sarasota Builder Industry Association at the Parade of Homes awards ceremony, where it also picked up honors for Best Curb Appeal, Best Kitchen, Best Master Suite, Best Floor Plan and Best Architectural Detail.

With 5,010 square feet of living space within two stories, the Mandeville’s open concept combines great room, parlor, kitchen and dining room. Along with an expansive first-floor master suite, the home features a temperature-controlled wine cellar and study.An elevator affords easy access to a large second floor featuring three en-suite bedrooms with walk-in closets and a loft with the home’s second powder bath and a wet bar.

The fully furnished Mandeville model features a transitional interior design by Melissa Allen of Romanza Interior Design that blends classic and modern style.

Allen selected a palette of light neutrals for backgrounds and upholstery with pops of jewel tones. Finishes throughout the home include maple-stained wood floors; white painted tongue-and-groove ceilings, driftwood tile and specialty wall treatments throughout, including in the great room. With thick stained treads and overhangs, a floating staircase is a first-floor focal point.

The Mandeville’s waterfront setting inspired the interior design and outdoor destination areas. “We chose Caribbean blue for the pool’s interior so it was cohesive with the color of the bay,” said Allen. “It really enhances the pool’s negative-edge effect.”

Multiple outdoor areas include living and dining rooms with stained tongue-and-groove ceilings; a covered private terrace off the master suite and study; and an open-air balcony from the three second-floor bedrooms. There’s also a full outdoor kitchen with weathered graphite cabinetry.

In the kitchen, white-painted rift-cut oak veneer cabinetry, waterfall-edge white quartz countertops and a mosaic backsplash is contrasted with select dark wood cabinetry, an oxidized hood above the 48-inch range, and a freestanding island. An integrated appliance wall with a built-in refrigerator and freezer towers also includes an oven, microwave and steam oven, while an adjoining walk-in pantry features a custom closet system.

The bright and airy master suite features neutral textures in the bedroom, dual walk-in-closets, and a Zen-like retreat in the bath. “We paired floating rift-cut oak vanities with Carrara countertops, ambient lighting in recessed niches on each side of the tub, and large-format porcelain tile-clad walls to create a spa-like effect,” said Allen.

The Mandeville’s second floor features a bridge at the staircase landing and a foyer overlook. It leads to the bar, the loft and a covered terrace overlooking the front of the home.

“Each guest retreat has its own style and views of the bay,” Allen said. “One is designed as a second master with a covered terrace and sun terrace, with a palette of gray and pastels and bright pops of red.”

A second guest room features a coastal aesthetic, while the third offers antique-style furniture and sepia-toned photography from Martha’s Vineyard.

The Mandeville offers a side-loading, two-car garage weathered teak-stained doors and paver driveway and walkway.With its classic coastal contemporary architecture accented with multiple pitched roofs, and louvered shutters painted rain-blue against a bright white exterior, the model captures the tropical lifestyle of Spice Bay on the southern end of Siesta Key.

Siesta Key’s Gulf of Mexico beaches are world-renowned for their soft, white sand. The island offers a variety of restaurants, shopping and entertainment venues and is close to downtown Sarasota, featuring an acclaimed arts and theater scene, award-winning restaurants, entertainment and shopping.

The Mandeville is priced at $5,925,000, fully furnished.

A second model in Spice Bay, the three-bedroom, four-bath Somerset is scheduled completion in the spring. The single-family luxury estate offers 5,060 square feet of living space, a three-car garage, wine pantry, kitchen office and study. Its two second-floor guest rooms share a family room and loft.
